Roof Program—3 |
|
Inspection checklist: ü Interior roof deck and walls ü Exterior walls and parapets ü General roof conditions ü Flashing and counterflashings ü Expansion joints ü Penetrations ü Drains ü Rooftop equipment ü Field membrane ü Seams ü Core Cuts as indicated ü Infrared inspection as indicated ü Miscellaneous
Detailed reporting: The initial roof findings are combined with detailed drawings and photographic record of the roof. The final product is a comprehensive report of the roof’s current condition with recommended course(s) of action for repair and preventive maintenance.
Periodic Housekeeping is a necessity to keep the roof clean and problem free. Its primary purpose is to remove debris that could penetrate roof surface and cause future leaks. A regular housekeeping program should include: ü Remove debris from roof surface ü Remove plant growth ü Clean drains and gutters ü Clean roof surface.
Budgeting for roof maintenance is an important part of overall building maintenance costs and should be budgeted for on an annual basis. Much like a heating system that needs to be regularly cleaned and tuned for peak efficiency, roofing systems must also be maintained for maximum protection from the elements. Saving money on maintenance is always shortsighted. It typically costs more in the long run as the cost of replacing major components and inherent disruptions rapidly mount to become greater in scope. |
